Full management fees for landlords

   Tenant find only Fees:

  • A one off fee of 1 month’s rent, plus VAT (This includes all the paperwork for the tenancy)

  • No recurring annual fees

  • Additional services available on request. 

 

   Full Management: 

  • A monthly fee of 14.4 % of the rent value  (this is equal to 12% plus VAT).

  • Portfolio landlord discounted full management fee of 12.5% (this is equal to 10.5% plus VAT)

  • One of fee from £420 (incl. VAT) for every new tenancy  for contracts/paperwork.

  • Tenant referencing, deposit protection and utility transfer £60 (incl. VAT).

  • Arrangement fee of 12% on any actual repair costs.

  • From £120 for serving legal notices, dealing with deposit disputes.

  • Extra services available from £60 per hour for requested additional services like providing access for contractors, major works and dealing with insurance claims.

  • Rent Guarantee Service is available from £36 per month depending on the rent.

Inventories condition reports and check-ins are charged as per independent inventory market rates and start from £140

Tenant Fees

There are no fees payable by the tenant to obtain the tenancy.

 

From 1 June 2019, if you start or renew a tenancy, you can only be charged fees in the following situations:

 

Late payment of rent: You will be charged a late payment charge of 3% APR  above the Bank of England base rate once you are 14 days late with rent.

 

Lost keys or fobs:  No fees are charged but tenants are responsible for paying, organizing, and obtaining replacement keys/fobs or getting a locksmith. We suggest that tenants take out contents insurance with liability cover and  replacement key cover in the event of loss, theft, or damage to keys or locks.

Ending your tenancy early: Our standard tenancy is for a fixed term of 12 months with no break clause. If your landlord agrees to let you end your fixed-term tenancy early or lets you leave without giving notice, then you can be charged for the actual loss incurred  ( reasonable costs like inventory costs, reletting costs, rent insurance, and any legal notices served.) 

 

Changing or assigning your tenancy is not normally done. Charges for changes are capped at £50 (or reasonably incurred costs, if higher) for the variation or assignment of a tenancy.
